Contract awarded for Tiree Terminal Works project

Caledonian Maritime Assets Limited (CMAL) has awarded the contract for the redevelopment of Tiree port to Mackenzie Construction Limited.

The project will deliver additional marshalling space, improved traffic management arrangements and a replacement terminal building designed to enhance passenger and operational facilities at the harbour.

The contract commenced on 22 June 2026 following a competitive tendering process and the completion of all necessary approvals and consents. The project is fully funded through a capital grant from the Scottish Government. Works are expected to begin on site in July.

Construction will be phased to minimise disruption to day-to-day operations at the harbour. Temporary accommodation will be installed during the works to provide facilities for ferry staff and passengers while the existing terminal building is replaced. CMAL currently anticipates that the project will not affect the published CalMac ferry timetable.

Tiree Terminal Works’ detailed design completed as tender process begins

Since the public engagement events in November 2024, we’ve made significant progress on the Tiree Terminal Works Project.

We have successfully completed the detailed design phase for the new terminal building, marshalling area, and car park. This project has been developed in collaboration with our design partners, Graham + Sibbald, and the operator, CalMac. Our final design prioritises both operational efficiency and community needs.

We have just started the tender period to find a suitable contractor for the construction works. Our project team has also worked to secure the required statutory approvals, ensuring that all necessary consents are in place before construction begins.

Key project milestones

  • Project tender issued: Q3 2025
  • Contract awarded: Q4 2025
  • Construction starts: Q1–Q2 2026, subject to funding approval
  • Construction duration: Approximately 12 months

Minimising disruption

We understand the importance of maintaining reliable ferry services and access during the construction phase of these improvement works. Our plans require the chosen contractor to:

  • Keep CalMac ferry timetables operating as normal.
  • Ensure continuous access to all properties and businesses.
  • Provide a temporary terminal building and welfare facilities throughout the construction process.

We are pleased to announce a public engagement event concerning our latest Tiree port landside infrastructure project. This event aims to provide an update on the project’s progress, share key messages, and gather valuable feedback from the community.

The purpose of the event is to provide information on CMAL’s proposed project to enhance marshalling capacity, improve traffic management within CMAL’s port boundary and provide a new terminal building. We will be presenting the preferred option for the project, with details of how it has been identified through liaison with CalMac, a series of surveys, community engagement, and detailed analysis. Your insights and feedback on the plans will be crucial in shaping the success of our project, and we are keen to establish a strong feedback loop throughout this process.

The event will be a drop-in session with representatives from CMAL, CalMac and Graham & Sibbald (designers for the project) available to provide information, answer questions and receive feedback. Anyone with an interest is encouraged to attend at a time that is convenient for them. For those unable to attend in person, materials presented at the event will subsequently be made available via the project page on our website.
